Bengaluru, Sept 26: The Bengaluru South City Corporation has directed the demolition of a dilapidated and cracked residential building in Jakkasandra, Venkata Pura 6th Cross, Ward No. 173, after repeated violations of building rules came to light.

According to officials, the property located at No. 17/B, Jakkasandra, belonging to Smt. Shanthamma, W/o Lakshman, was found to be under illegal construction during routine inspections. A notice was first served under Section 313 of the BBMP Act, 2020 on August 2, 2024, demanding submission of building plan approvals and supporting documents. However, the owner failed to provide any sanctioned plan or records, leading the Corporation to classify it as an unauthorized construction.

Subsequently, a stop-work and show-cause notice was issued on August 13, 2024, under Sections 248(1) and 248(2) of the BBMP Act, instructing the owner to take corrective measures. Despite this, the owner neither complied with the order nor provided a written explanation.

Later, on September 13, 2024, the building owner submitted a plea seeking more time, stating that the structure could only be safely removed under the guidance of an architect, without damaging adjoining properties. Based on this request, the demolition was temporarily deferred.

However, after fresh cracks appeared in the building’s foundation, the owner submitted another petition on September 25, 2025, admitting the risks and requesting permission to carry out the demolition independently at their own cost.

Following a site inspection, the engineer granted conditional approval to proceed with the safe demolition. Officials confirmed that the owner has already begun dismantling the structure, under strict monitoring to ensure no harm to neighboring houses, residents, or the general public.

The Assistant Executive Engineer of the Koramangala Sub-Division warned that if the owner delays or fails to complete the demolition, the Corporation will take over the process and recover costs from the owner.

Officials also clarified that while the case dates back to when the ward was under BBMP jurisdiction, the area now comes under the Bengaluru South City Corporation, and all present action is being enforced by the new civic body.
