SNN Raj Corp’s Anuj Sanjay Jain Accuses Nagdi Consultants of Shifting Blame Over E3 Block Reconstruction

Bengaluru: SNN Raj Corp Director Anuj Sanjay Jain has accused Nagdi Consultants of attempting to shift the blame instead of accepting responsibility in connection with the reconstruction of 49 homes in the E3 block, claiming that a 2022 geotechnical report contained interchanged borehole readings.

In a video statement, Jain said the company had released the officially signed 2022 report and made it publicly available. According to him, the report stated that Borehole-3, located beneath the 49 houses now being reconstructed, recommended a shallow foundation on the basis that rock was found just 1.5 metres below the basement level. He alleged that the borehole readings had been interchanged, leading to the error.

Jain said SNN Raj Corp had obtained the Occupancy Certificate and all statutory approvals before identifying the issue, adding that customers had already visited their homes and were satisfied with the project.

He maintained that the company could have proceeded with handing over the homes but chose not to because the structure did not meet its internal quality standards. According to Jain, the building tilt measured around 0.2 metres in a 60-metre-tall structure, equivalent to roughly one centimetre per floor, and required specialised equipment such as a total station to detect.

“Was it good enough to stay? Yes, absolutely. Was it perfect? No, not as per our standards,” he said.

Jain said the company voluntarily approached the Greater Bengaluru Authority (GBA) Chief Commissioner and the Karnataka Real Estate Regulatory Authority (RERA), seeking permission to reconstruct the affected 49 homes.

He added that SNN Raj Corp is scheduled to hand over around 2,000 homes during the current financial year and said constructing 49 additional homes was a decision taken in the interest of customer confidence rather than as a publicity exercise.

Stating that developers generally rely on external soil consultants for geotechnical assessments, Jain said such an error could have occurred with any developer. He also said he continues to reside in one of SNN Raj Corp’s oldest apartment projects, describing it as a reflection of his confidence in the company’s construction standards.

Jain said the relevant reports would be made available at all SNN project sites for public verification and urged the media to examine the documents and facts before publishing reports on the issue.
