Bengaluru Goes Fully Digital: e-Khata Now Available Online via SAS ID, Citizens Told to Avoid Middlemen
Bengaluru: In a major citizen-centric reform aimed at eliminating red tape and middlemen, the Greater Bengaluru Authority (GBA) has enabled online download of e-Khata using SAS Property Tax ID, bringing property records directly to citizensâ fingertips.
The initiative, implemented under the vision and direction of Deputy Chief Minister and Bengaluru In-charge Minister D.K. Shivakumar, is expected to unlock nearly 13 lakh e-Khatas instantly, significantly reducing delays and dependency on physical visits to civic offices.
How to Download e-Khata
Citizens can access their e-Khata through a simple online process:
- Visit: https://BBMPeAasthi.karnataka.gov.in
- Login using registered mobile number and OTP
- Enter SAS Property Tax ID
- Download e-Khata instantly
In addition, property owners will also receive a direct download link via SMS or WhatsApp on their registered mobile numbers in the property tax system.
Public Advisory: No Middlemen, No Office Visits
In a strong advisory, authorities have clearly instructed citizens:
- Do not visit city corporation offices unnecessarily
- Do not engage with any officials or middlemen for e-Khata
- Use only the official online system
This move is aimed at curbing corruption, unofficial charges, and delays that citizens often face while accessing property documents.

Important Clarification
Authorities have clarified that the current e-Khatas are issued on an âas-is-where-isâ basis, based on existing records.
To make the e-Khata fully compliantâespecially for property transactions at the sub-registrar officeâcitizens must update the following details online:
- Aadhaar and e-KYC of the owner
- Registered sale deed
- Property details including GPS location and photographs
- BESCOM ID (if applicable)
