Bengaluru: In a new procedural twist, the Greater Bengaluru Authority (GBA) has issued a fresh guideline for property owners holding B-Khata under the ongoing property regularisation drive across Bengaluru and five city corporations.

According to the latest directive, even those who already possess a B-Khata must first generate an e-Khata (electronic Khata) before applying for conversion to A-Khata, which grants full legal ownership and eligibility for loans and civic services.

This update has surprised many property owners, as the government had earlier announced a simplified system allowing B-to-A Khata conversion. Now, the revised process mandates that citizens first obtain a Final B-eKhata through the official portal — https://BBMPeaasthi.karnataka.gov.in — before proceeding to apply for conversion to A-Khata on https://BBMP.karnataka.gov.in/BtoAKhata.

Step-by-Step Process for Property Owners:

  1. Visit BBMP eAasthi portal and generate your Final B-eKhata using your property details.
  2. Once issued, apply for B-to-A Khata conversion using the ePID number of your Final B-eKhata.
  3. For assistance, the government has released training videos:

The Greater Bengaluru Authority, along with five city corporations, has been tasked with implementing this reform to ensure better record digitisation and transparency in property documentation.

Officials say the new step aims to synchronise property data under one digital framework before final A-Khata approval, eliminating past irregularities in B-Khata entries.
