Law amended for penalty of 10% to 50% of guidance value

The state assembly on Friday passed the Bangalore Development Authority (Amendment) bill to regularise an estimated 70,000 unauthorised properties in layouts developed by the Bangalore Development Authority (BDA) by levying a penalty.
The amended BDA Act will replace the ordinance which was promulgated in May. Now, illegal constructions in BDA layouts can be regularised by paying a penalty from 10% to 50% of the guidance value, depending on the size of the site.
Under the proposed legislation, owners of houses on 20×30 sq ft sites have to pay 10% of the guidance value, and for more than 20×30 sq ft and up to 30×40 sq ft sites have to pay 25% of the guidance value for regularization of their constructions.
House owners of sites from more than 30×40 sq ft to 40×60 sq ft have to pay 40% while owners with more than 40×60 sq ft and up to 50×80 sq ft have to pay 50% of the guidance value for regularization of constructions.
The amended law is applicable to houses which are 12 years old. The new law will benefit owners of 70,000 houses, who can regularize their constructions by paying a penalty, Law and Parliamentary Affairs Minister J C Madhuswamy informed the assembly on Friday.
